Our team would be happy to be a resource to discuss other financing options with clients that might be looking for more creativity and capital availability.  Below are some interesting programs we are open to discuss. 

  • Small Balance Commercial Lending Program– We feel this is an underserved market and have developed a focus here to work with a wide range of property types including: mobile home parks, automotive, self storage, light industrial and of course multifamily/office/retail. Our debt fund provides loans in the range of $100,000 to $5 million for investors that would like to purchase and investment property, refinance a current bank loan or provide cashout capital.
  • Bridge Loans- If your client has an opportunity to purchase a non-stabilized, non-cashflowing, vacant commercial property with a purchase price of $500,000 to $10 million anywhere in USA, please contact us for a quick closing in 30 to 45 days. Programs are available for buyers that are short term and allow no penalty prepay.
  • Fix and Flip- Loans for buyers that are buying distressed properties, rehabbing and then selling. We have many programs available that are collateral based, require low down payments and we can find success with all types of credits.  Pre-approvals can be done in a couple days.
  • Short Term Rental- If your buyers are looking to purchase a property, rehabilitate and rent through VRBO and AirBnb, we have programs that will suit their needs based on projected cashflow of the property. These are primarily collateral lending programs so all types of credits are reviewed.
